Using this site

By using this site you agree to these terms, and to the laws that apply to you. If you do not agree with them, please do not use the site.

You may view, download and print material from this site for your own personal, non-commercial use. You may not copy or modify it for commercial use or public display, reverse-engineer any software on it, remove any copyright notice, or republish it elsewhere. This permission ends automatically if you break these terms.

Listing information

We keep rental listings as accurate and current as we can, but availability, rent and unit details change. Nothing on this site is an offer to lease, and no listing creates a tenancy. A tenancy begins only when a lease is signed by both sides.

Applying for a rental

How we handle the personal information in your application is set out in our privacy policy.

• Everything you tell us in an application must be accurate and complete. False or misleading information is grounds for rejecting an application or ending a tenancy.
• Only upload documents that belong to you or that you are entitled to submit.
• Submitting an application does not reserve a unit and does not oblige us to offer you one.
• [TO CONFIRM] Application fees, holding deposits or key deposits, if any, and the terms on which they are returned.

Documents you sign electronically

Where we send you a document to sign electronically, your electronic signature is legally binding under the Electronic Commerce Act, 2000 (Ontario), just as a signature on paper would be. You will be shown the document before you sign it, and you will receive a copy of what you signed.

Maintenance and emergencies

Requests submitted through this site are not monitored continuously. Do not use this site to report an emergency — for anything involving fire, flooding, gas, or a risk to safety, call emergency services and then our office by phone.

The site is provided as-is

This site and its contents are provided as-is. We make no warranties, express or implied, including any implied warranty of merchantability, fitness for a particular purpose, or non-infringement, and we do not warrant that the material on the site is accurate, complete or current.

We are not liable for any damages arising from your use of, or inability to use, this site, including lost data, lost profits or business interruption, even if we have been told such damages were possible. Some jurisdictions do not allow these limits, in which case they may not apply to you. Nothing here limits any right you have under the Residential Tenancies Act, 2006 or under consumer protection law.

We have not reviewed every site we link to and are not responsible for their contents. A link is not an endorsement, and visiting a linked site is at your own risk.

Changes to these terms

We may revise these terms. The date at the top shows when they last changed, and using the site after a change means you accept the current version.

Governing law

Any claim relating to this site is governed by the laws of the Province of Ontario, without regard to its conflict-of-law rules.
